IM/KM is an architecture and planning firm that integrates international perspective with local craft to create livable high-design spaces that are informed by and responsible to the larger landscape and community they are immersed within.
In 2008, IM/KM was formed when husband and wife team Ivan and Kristin Morales brought their combined experience at award-winning NYC design firms to a Central American surf town where horses are still tied up at the gas station. The remote location and sensitive ecosystem at AMA Estancia required innovative master planning and an intuitive relationship with local practice and process. To fulfill the vision for the 10,000 sqft home, IM/KM managed the build and onsite design, leading a team of international designers, environmental scientists and local makers. When the home was complete in 2010, the firm had grown to encompass furniture design and fabrication, interior design, and a substantial reforestation project. IM/KM now manages the 2,000 acre estate, it’s ongoing reforestation and sustainability initiatives, and the design, maintenance and hospitality staff.

Our mission at IM/KM is to preserve and celebrate why you live where you live through functional, responsive design that blends a sense of place with your lifestyle to create spaces with an undeniable identity and definite point of view.
Sustainability is about preserving what is inherently good: environment, heritage and history are all irreplaceable assets that we honor in our design and build processes. This has driven us to great lengths of creativity for our clients, partnering with leading environmental scientists to reforest a property, or hiring a neighboring craftsman to inform us as to how exactly a local material will age over the next 50 years of inclement weather.
We believe that design should be personal and storied, and work closely with both our clients and our build team to ensure that every challenge is a thoughtfully resolved design solution. Most importantly, we enjoy the process and make sure our clients do too. Designing and building the place that you dwell will be an adventure in developing your architectural identity, and it is our privilege to realize that vision through livable, beautiful spaces.
For nearly 15 years principals Ivan and Kristin Morales have been living and working in NYC as architects for a variety of award winning architectural design firms. They now split their time between Beacon, NY and Panama, managing IM/KM projects and raising their daughter Olivia.
Founder / Principal Designer
Ivan leads the firm with comprehensive design strategy for landscape and site design, and oversees strategic planning and design detailing. He guides the diverse design and build team at IM/KM by stimulating collaboration with humor and cultural immersion. Prior to the formation of IM/KM, Ivan was associated with several award winning architectural firms – Eisenman Architects, Platt Byard Dovell White, and most recently Selldorf Architects. Ivan’s work with associate offices has been published in Architectural Record, and the Architects Newspaper.
Kristin Morales, AIA LEED AP
Founder / Principal Designer
Kristin leads the firm with sustainable design strategy and planning, visualizing the teams comprehensive ideas through building information modeling and design detailing. She guides the team at IM/KM by empowering deeper insights and encouraging creative exploration. Prior to the formation of IM/KM, Kristin was associated with several award winning architectural firms – FXFOWLE, H3, Magnusson Architecture and Planning, Gary Shoemaker Architects, PC, Daniel E. Snyder Architect, PC, and Davis Brody Bond. Kristin’s work with associate offices has been published in Architectural Record, the Architects Newspaper, and New York Living magazines. Kristin has served as a guest critic at New Jersey Institute of Technology and at the Savannah College of Art and Design.
Greg brings a wealth of conservation experience to our team and a passion for unlocking for clients the many benefits associated with sustainable practice. He is responsible for managing the natural resources available to each property and implementing environmental strategies that promote sustainable development. Prior to IM/KM, Greg worked with stakeholders at DuPont leveraging sustainability goals, on the development team at TerraCycle, an innovative sustainable business, and served on AmeriCorps conservation leadership program. Greg has a bachelor’s degree from the University of Pennsylvania, where he studied Environmental Management through Wharton’s Initiative for Global Environmental Leadership.
Sasha designs and produces custom furniture, lighting and home décor for IM/KM projects, and brings diverse shop experience to our team, including woodworking, metal machining, welding, glass blowing, ceramics and upholstery. Sasha holds a Bachelor of Fine Arts, Industrial Design, from the Rhode Island School of Design, and her studies there fostered her love of materials and the design-build process. She approaches each design by honoring the origin of the material, sourcing regional and sustainable materials specific to each property. Prior to IM/KM, Sasha worked with award-winning architects in New York City, with a focus in hospitality design, custom furniture and lighting design.
Rene Nava Oteo
Rene bridges client vision with design strategy through precise technical capability, supporting building and fieldworks through 3D modeling and modeling building information. His architectural education in Mexico impassioned him in the concepts of reuse and recycling, which he contributes to integrating local materials and site relationships. Rene is working towards his LEED certification. Prior to IM/KM, Rene worked to remodel the Foundation Partnership for Women in Mexico (Fundacion Alianza a favor de la Mujer en Mexico) and earned his degree from the Universidad La Salle FAMADyC, where he won the Luis Barragan Pavilion and the Urban Regeneration of the Cuernavaca Train Trails design competitions.
Deborah brings over 12 years of financial, operational and human resources experience to IM/KM. Prior to joining IM/KM, Deborah was Director of Human Resources and the Compliance Officer for Trilogy Advisors, a New York based global equity manager with over $3 billion in assets. Previously, Deborah spent seven years as Director of Operations at Strategy & Tactics Corporation, and began her career as an associate at Resource Mortgage. Deborah's unique background, extensive experience in finance and outstanding communications skills offer IM/KM the ideal resources it needs to manage the firm's innovative projects.
